Doing some research before you buy can help ensure the house you’re purchasing is the one you want — for now and the future.
While the law requires certain information to be disclosed in a vendor’s statement — known as a Section 32, it must contain information about a property’s title, including any mortgages and issues such as covenants, easements and zonings — this may not always be available early in the process of buying a property and won’t include data on such things as the condition of a building. There are, however, a range of other places you can go to find everything you need to know.
The State Government’s Land Channel website — which provides free basic property and planning reports, as well as more sophisticated reports for a fee — is a good place to start.
